Wonderful climate, a close proximity to the sea and beaches, friendliness of the locals make North Cyprus one of the best places to buy property. Moreover, the purchasing procedures here are designed to protect and benefit you as a customer making the buying process easy.

SELECTION OF PROPERTY

The type of the property you choose influences directly on the purchasing process. Our experience shows that after the initial decision has been made, it makes sense to visit North Cyprus and familiarize with the selected property on-site. To make the process easier, we offer special Inspection Trips (more details on them you can find in the "Inspection Trip" section). You can also meet our representatives at different International Property Shows and get all necessary information without intermediates.

It's also vital to remember about additional costs when choosing property:

RESERVATION OF PROPERTY

Before you sign the contract, it's necessary to hold the selected property by depositing GBP 1500 (the sum is non-refundable). You can perform the payment via card, bank transfer or in cash in the office.

SIGNING THE CONTRACT AND DOWNPAYMENT

You should perform the first payment (25% off the sale price) and sign the contract within two weeks after depositing. A solicitor will check and confirm the validity of the title deed and then make the contracts with the sale terms specified.

Having signed the contract, you are to pay the Stamp Duty within 21 days. After that, the solicitor completes the purchase, including the preparation of the purchase permit application from the Council of Ministers. All legal actions are performed in your absence thanks to the given power of attorney.

REQUIRED DOCUMENTS:

·        Copy of the Contract.

·        Passport Copy.

·        Application Form.

·        Questionnaire.

·        Certificate of clean criminal record.

At the key handover, you are to pay VAT and the fee for water and electricity connection. After the full price is paid and the residential complex is completed, the 3-6% Transfer Fee payment should be made. There is one annual tax in North Cyprus — USD 1 per sq.m.
